How Does Realty Multiple Listing System Work in Hudson County?

A plain-language guide to Realty Multiple Listing System, the Hudson County-area MLS based with the Liberty Board of REALTORS in Secaucus, serving the Hudson River waterfront and urban communities, and how homeowners take part without a full-service listing agent.

Realty Multiple Listing System, Inc. is the Hudson County-area MLS named in the NJ REALTORS MLS directory, and it is also publicly known as Hudson County MLS. It is commonly used by brokerages in Hudson County, including Jersey City, Hoboken, Bayonne, Union City, North Bergen and West New York.

Hudson County's housing is largely condominiums, cooperatives, brownstones and multifamily buildings. Hudson County properties may also appear in New Jersey MLS or Garden State MLS, so the applicable MLS is confirmed from the exact address.

NewJerseyFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with Realty Multiple Listing System or any other MLS. This guide explains how the system works so you know what to expect.

What is an MLS?

A multiple listing service is a shared database where brokerages publish details about properties for sale so other participating professionals can find them. Each record is entered and maintained by the listing brokerage and holds the property facts, photos, description, asking price, status and showing instructions.

Zillow, Realtor.com and similar websites are separate public sites. They may display listing information that comes from the MLS, but each website decides what it shows and how.

How a Realty MLS listing reaches buyers

Once the listing brokerage enters your property into Realty Multiple Listing System, agents searching the system can find it and use the contact details and showing instructions supplied for your listing. Under data-distribution arrangements, listing information may also be shared with consumer sites, which control their own timing and layout.

Public websites usually show the brokerage's contact information rather than your personal number. Read more about how buyers contact sellers.

Changing your listing

You request price changes, new photos, description corrections or status updates through the listing brokerage, which updates the Realty MLS record after review. Both packages include listing changes, subject to MLS rules and brokerage review.
