How Does Garden State MLS (GSMLS) Work?

A plain-language guide to Garden State MLS, a listing system used across north and central New Jersey, and how homeowners take part without a full-service listing agent.

Garden State Multiple Listing Service (GSMLS) is widely used by brokerages across north and central New Jersey. Its participants commonly list homes in Essex, Morris, Passaic, Union, Somerset, Sussex, Warren and Hunterdon Counties, and it is also used in parts of Bergen, Hudson and Middlesex Counties.

Because GSMLS covers a broad area that overlaps with New Jersey MLS, Realty Multiple Listing System and All Jersey MLS, the MLS for a particular property is confirmed from its exact address.

NewJerseyFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with Garden State MLS or any other MLS. This guide explains how the system works so you know what to expect.

The areas below describe where Garden State MLS is commonly used. The MLS for a specific property is confirmed from its exact address during broker review.

What is an MLS?

A multiple listing service is a shared database where brokerages publish details about properties for sale so other participating professionals can find them. Each record is entered and maintained by the listing brokerage and holds the property facts, photos, description, asking price, status and showing instructions.

Zillow, Realtor.com and similar websites are separate public sites. They may display listing information that comes from the MLS, but each website decides what it shows and how.

How a GSMLS listing reaches buyers

Once the listing brokerage enters your property into Garden State MLS, agents searching the system can find it and use the contact details and showing instructions supplied for your listing. Under data-distribution arrangements, listing information may also be shared with consumer sites, which control their own timing and layout.

Public websites usually show the brokerage's contact information rather than your personal number. Read more about how buyers contact sellers.

Changing your listing

You request price changes, new photos, description corrections or status updates through the listing brokerage, which updates the GSMLS record after review. Both packages include listing changes, subject to MLS rules and brokerage review.

Flat fee packages for GSMLS listings

  • Standard, $149: six-month listing term, up to 25 photos.
  • Premium, $188: twelve-month listing term, up to 50 photos, Open House Alerts included.

These are our package prices, not fees an MLS charges homeowners, and they are the same in every New Jersey MLS. Optional upgrades are available at checkout. Compare details on the pricing page or read the New Jersey seller guide.
