How Does All Jersey MLS (Formerly Central Jersey MLS) Work?

A plain-language guide to All Jersey MLS, formerly known as Central Jersey MLS, a listing system serving Middlesex County and nearby central New Jersey communities, and how homeowners take part without a full-service listing agent.

All Jersey MLS, which operated as Central Jersey MLS (CJMLS) before adopting its current name, is based in Fords and is commonly used by brokerages in Middlesex County, from New Brunswick and Edison to Woodbridge Township and Old Bridge. Our coverage also includes All Jersey MLS as an option in parts of Somerset, Hunterdon, Union, Mercer and Monmouth Counties.

Central New Jersey is where several MLS service areas meet, so a property may also be listed in Garden State MLS, Bright MLS or MOREMLS depending on its location. The applicable MLS is confirmed from the exact address.

NewJerseyFlatFeeMLS.com is an independent flat fee MLS listing service. We are not affiliated with, endorsed by or partnered with All Jersey MLS or any other MLS. This guide explains how the system works so you know what to expect.

The areas below describe where All Jersey MLS is commonly used. The MLS for a specific property is confirmed from its exact address during broker review.

What is an MLS?

A multiple listing service is a shared database where brokerages publish details about properties for sale so other participating professionals can find them. Each record is entered and maintained by the listing brokerage and holds the property facts, photos, description, asking price, status and showing instructions.

Zillow, Realtor.com and similar websites are separate public sites. They may display listing information that comes from the MLS, but each website decides what it shows and how.

How a All Jersey MLS listing reaches buyers

Once the listing brokerage enters your property into All Jersey MLS, agents searching the system can find it and use the contact details and showing instructions supplied for your listing. Under data-distribution arrangements, listing information may also be shared with consumer sites, which control their own timing and layout.

Public websites usually show the brokerage's contact information rather than your personal number. Read more about how buyers contact sellers.

Changing your listing

You request price changes, new photos, description corrections or status updates through the listing brokerage, which updates the All Jersey MLS record after review. Both packages include listing changes, subject to MLS rules and brokerage review.
